I. Land'or International Corporate Service Center and its affiliate companies are available toll-free coast to coast, 1-800-552-2839, Monday through Friday, 8:30am - 5:00pm ET. The Land'or International Corporate Service Center may also be accessed via e-mail at http://www.clublandor.com. Travel, reservations, concierge, customer service, billing and accounting are all accessible through these sources.

II. Reservations at various resorts, depending on your travel itinerary, have cancellation penalties. You are directed to address the websites of those resorts or contact them directly for their cancellation policies to which you may be subject.

III. Land'or guests and travelers using any of the airlines are therefore advised that cancellation penalties, fees, airport departure taxes apply in many world wide destinations. Flight changes, canceled flights, late arrivals, late departures and over booked flights are not the responsibility of Land'or International or its affiliate companies. You are advised to contact the airline directly and it is always a good policy to reconfirm your flight schedules 24 hours prior to departure for any last minute airline schedule changes. Promotional fares change daily; contact your carrier in this regard.

IV. Resort destinations worldwide have jurisdictional expenses charged to guests/travelers. These jurisdictional expenses are taxes, levies, resort service charges, energy surcharges, utility surcharges and import/export fees. Further, occupancy and access fees are charged at resorts as well. Departure taxes or fees shall apply at international airports as well as local airports. Timeshare guests traveling to Club Land'or are advised they shall pay a $25.00 per person per night Resort Levy (ages 12 and older). All resorts in the Bahamas are subject to various fees, charges and taxes, which may change from time to time. V Club Land'or Members

Terms and Conditions of Flex Plus Exchange
1) The current Flex Plus membership dues are:

  • 1 year $84.00
  • 2 years $150.00
  • 3 years $220.00
  • 5 years $280.00

2) Members will pay the following exchange fees upon confirmation:

  • Colonial Crossings $99.00
  • Domestic Exchange $149.00
  • International Exchange $199.00

3) Members will pay the following bedroom upgrade fees upon confirmation:

  • 2 Bedroom $50.00 per night
  • 3 Bedroom $100.00 per night

If a member would rather, they have the option to use multiple weeks from their contract to upgrade to a larger unit. One week will be used for each bedroom, and the exchange fee must be paid on each week used. For example, a 2 bedroom domestic exchange would use 2 weeks from the contract and cost $298.00.

Please note: Any member traveling with a guest number greater that exceeds the maximum occupancy of the unit will be required to either upgrade to the next unit size or decrease their guest number. Maximum occupancy for units is as follows:

  • 1 Bedroom sleeps 4
  • 2 Bedroom sleeps 6
  • 3 Bedroom sleeps 8

4) Members will pay a $20.00 per night holiday upgrade fee should their vacation week contain one of the following holidays:

  • New Years Eve/Day
  • Martin Luther King Jr. Day
  • Independence Day
  • St. Valentine’s Day
  • Labor Day
  • Easter
  • Thanksgiving
  • Christmas Eve/Day
  • Memorial Day

5) If a member must cancel their vacation, a signed and dated written notice must be received no less than 30 days prior to the confirmed check-in date. Members may either fax, mail or email their letter to the Flex Plus department. The vacation will not be cancelled until the written notice is received. Cancellation at least 30 days prior to the travel date will result in the exchange fees being refunded in the form of a credit on your account and your travel week will be refunded back to your contract. Weeks will have their original expiration date and refunded fees will not have an expiration date. Failure of guest to cancel in writing within the appropriate time frame will result in loss of their vacation week and exchange fees will not be refunded. The only exception to this rule is when a Vacation Week Protection Plan has been purchased for $125.00. If a VWPP has been purchased, exchange fees will be refunded in the form of a credit on your account, which can be used towards your next exchange or reservation only. VWPP ensures your week and your exchange fees will be saved for you for 24 months from the date of cancellation. If you do not use your week or exchange fees by this time they will be forfeited.

6) All accounts with Club Land’or must be paid current and a valid Flex Plus Membership must be in place before an exchange request can be processed. If the account becomes delinquent or the Flex Plus Membership expires during an exchange search, management will reserve the right to suspend the search until the account is paid current or the Flex Plus Membership is renewed. Confirmation will not be issued until these conditions are met. If an account becomes delinquent during the time after which a booking has been made, the member may be subject to a $499.00 restocking fee per week booked. Members will have until 10 days prior to their check-in date to bring their account current before they will completely lose the right to travel to the destination booked.

7) Only member’s names listed on the contract will be able to complete bookings. If another family member or friend would like to travel in the member’s place, a $49.00 processing fee will apply. Only the person listed on the confirmation will be able to check-in, no exceptions.

8) As an additional benefit, members of Flex Plus Exchange will have their unused Club Land’or weeks automatically extended for 2 additional years if they expire during the membership period. If the member does not use the week during this extension, it will expire permanently at the end of the 2-year term.

9) Members of Flex Plus Exchange are able to accelerate weeks from the end of their contract. Maintenance fees must be paid on this week. Only 1 week may be accelerated during a 36 month period, and a $199 fee will be charged. (Jan/09)

10) Flex Plus Exchange members have the option to purchase weeks at a wholesale discounted rate instead of using a week from their contract on exchange. Please indicate your preference when placing your request.

11) Once you have deposited your week with the Flex Plus Exchange Department, it cannot be returned to you under any circumstances. Another guest will use your week, making it impossible for us to cancel their reservation to return your week.

12) Participation in the Flex Plus Program is voluntary. This membership and its terms and conditions contained therein are a separate and distinct contract that the contract signed with Land’or for the vacation program.

13) Members acknowledge that:

  1. Resort facilities, amenities and services vary by country, location and resort, and that room accommodations may vary in size, décor and interior detail
  2. The exchange privilege should not be the primary reason for purchasing a vacation interest.
  3. Flex Plus Exchange is not responsible for any damage, loss or theft to personal property left in the resort accommodations that occurs through the use of an exchange program.
  4. Flex Plus Exchange is not liable for any personal or bodily injury that occurs at exchange resort or while traveling.

14) Exchanges are arranged on a space-available basis. Neither Flex Plus Exchange nor Land’or International can guarantee the fulfillment of a specific request.

15) Some jurisdictions have imposed a tax on the occupant of resort accommodations. Consequently, any bed tax, transient occupancy tax, or similar tax that is imposed shall, in those circumstances, be the responsibility of the exchanging member. Additionally, members are responsible for all personal charges (i.e. telephone calls, meals, etc.) at the resort, any utility surcharge or other permissible charge imposed by a resort, as well as any damage, loss or theft to the accommodations and facilities that are caused by members of their guests.

16) Fees charged by resorts for the use of amenities are determined and levied by each resort. Should the member desire to use these amenities such fees are the responsibility of the member.

17) The terms and conditions set forth herein, including but not limited to all applicable fees, may be changed from time to time by Flex Plus Exchange or Land’or International in its sole discretion.

VI. Be advised that all airlines world-wide have conditions, requirements and stipulations for baggage and carry on items. Please check with your air carrier directly for these requirements.

VII. IDENTIFICATION - Passports may and shall be required for all international travel. Contact your local passport agency.

VIII. CRUISES - Those traveling on a cruise vacation through Land'or International or any of its affiliate companies are advised to check with the cruise line for specific fees including but not limited to port charges, gratuities, destination charges and baggage requirements and restrictions.
